Process

Our “Design DNA” – the creative process that gets your home project done efficiently and without surprises. We strongly believe a happy client is worth every hour spent on the project.

We follow industry best practice and divide our work into 3 sections. We guide you to the best design possible given your requirements, building codes and budget, and strive to educate you along the way.

Design Phase (SD)

Starts with an introductory conversation about the project, goals and budgets. After a site visit to examine existing conditions, we conduct a thorough analysis of your requirements, building code and zoning laws, culminating in rough sketches, 3D drawings and preliminary plans to give you a good feel of the space/design. This phase has 2 steps:

  • Schematic Design (SD)
  • Design Development (DD)

Drawings Phase (CD)

After you approve the schematic designs, the final designs are converted into permit drawings (also called blueprints or plans). Any coordination required between team members (such as structural or MEP engineers) is conducted in this phase and you are kept informed of the progress. This phase overlaps with Design phase and contains 2 steps:

Construction Phase (CA)

Once the permit is approved, you can proceed with construction either with our involvement or on your own. But we are only a phone call away if you do need our help during this phase. Typically there are two parts to this phase:

  • Bidding – contractor selection and support
  • Construction Admin (CA) – site visits, shop drawings, RFI responses
